General Questions

How is professional odor removal different from using air fresheners or sprays?

+

Air fresheners and sprays only mask odors by adding fragrance. As soon as the fragrance dissipates, the original odor returns because the odor-causing molecules are still present.

Odex Air's ozone treatment and thermal fogging actually destroy odor molecules at the molecular level. Ozone breaks down the chemical structure of odor compounds, permanently eliminating them rather than covering them up. This is why our treatments provide long-lasting results instead of temporary relief.

What types of odors can Odex Air eliminate?

+

We successfully eliminate virtually all organic odors, including:

  • Smoke odors: Cigarette, cigar, marijuana, and fire damage smoke
  • Pet odors: Urine, feces, dander, and general animal smells
  • Biological odors: Human waste, decomposition, and bodily fluids
  • Food odors: Cooking grease, fish, spices, spoiled food, and kitchen smells
  • Cannabis odors: Growing, processing, and product storage smells
  • Mold/mildew: Musty odors from water damage or poor ventilation
  • Chemical odors: Paint, cleaning products, and industrial chemicals

The only odors we typically cannot eliminate are those embedded in porous materials that have been exposed to contamination for extended periods (years). In these cases, material removal may be necessary alongside treatment.

How effective is ozone treatment? Will the odor really be gone?

+

Ozone treatment typically achieves 90-95% odor elimination for most scenarios when properly applied. Success depends on several factors:

  • Proper pre-cleaning of contaminated surfaces
  • Adequate treatment time for the odor severity
  • Sufficient ozone concentration for the space volume
  • All affected areas being accessible to treatment

For severe contamination (heavy smoke damage, extensive biological contamination), we may recommend multiple treatments or combination approaches. We'll always provide an honest assessment during our initial evaluation.

How long does treatment take?

+

Treatment time varies based on the method and severity:

  • Light odors (ozone): 2-4 hours treatment + 1-2 hours ventilation = 3-6 hours total
  • Moderate odors (ozone): 4-8 hours treatment + 1-2 hours ventilation = 5-10 hours total
  • Severe odors (ozone): 8-12 hours treatment + 2 hours ventilation = 10-14 hours total
  • Thermal fogging: 30-90 minutes application + 1-2 hours settling + ventilation = 2-4 hours total

Most treatments are scheduled overnight or during facility downtime to avoid operational disruption.

Do you offer emergency or same-day service?

+

Yes. We understand that some odor issues are urgent—grease fires, sewage backups, death incidents, or situations threatening your license or revenue.

We provide emergency response within 24 hours for urgent situations. Same-day service is often available depending on our schedule and your location. Emergency service pricing starts at $250 with additional charges based on scope.

Monthly contract clients receive priority emergency scheduling.

Safety & Health Questions

Is ozone treatment safe?

+

When properly applied by trained professionals, ozone treatment is completely safe. However, ozone is a powerful oxidant and specific safety protocols must be followed:

  • Unoccupied Treatment: No humans, pets, or plants may be present during ozone generation
  • Proper Ventilation: Treated spaces must be ventilated before re-occupancy (ozone dissipates back to regular oxygen within 1-2 hours)
  • Certified Technicians: Only trained professionals should operate ozone generators
  • Clear Communication: Facility staff are briefed on safety requirements and timing

Odex Air follows strict safety protocols. Our technicians never remain in rooms during active ozone treatment, and we ensure proper ventilation before returning spaces to service.

Will ozone treatment damage furniture, electronics, or belongings?

+

For standard residential and commercial applications at appropriate concentrations, ozone treatment does not damage:

  • Wood furniture and fixtures
  • Electronics and appliances
  • Most fabrics and upholstery
  • Painted surfaces
  • Metal, glass, or ceramic items

However, we may recommend protecting or removing:

  • Natural rubber products (can degrade with extended high-concentration exposure)
  • Sensitive artwork or antiques (as a precaution)
  • Live plants (ozone is harmful to plant tissue)

Our technician will evaluate your space and provide specific recommendations during the assessment.

What about fire sprinklers and alarm systems?

+

This is a critical safety question, and we have clear protocols:

Odex Air does NOT inspect, disable, or alter fire sprinkler or alarm systems. We are not qualified to work on fire protection equipment, and doing so would create liability for both parties.

For thermal fogging applications that could potentially trigger smoke detectors:

  • Your facility's engineering staff coordinates any detector bypass procedures
  • We only use thermal fogging with explicit authorization and coordination
  • Alternative treatment methods are used if fire system bypass isn't feasible

Ozone treatment does not create visible fog or smoke and does not trigger fire alarm systems.

Is your treatment safe for food service environments?

+

Yes. Both ozone and our thermal fogging solutions are safe for food service applications when properly applied:

  • Ozone: Naturally dissipates back to oxygen (O2), leaving no chemical residue. Actually used as a sanitizer in some food processing applications.
  • Thermal Fogging: We use food-safe deodorizing solutions appropriate for commercial kitchens and food storage areas.
  • Proper Ventilation: All treated areas are ventilated before food preparation resumes.

We're familiar with health department requirements and can provide documentation for regulatory purposes if needed.

  • Proper ventilation and safety verification
  • Detailed service report and documentation
  • Follow-up contact to ensure satisfaction

No hidden fees. The price we quote is the price you pay.

Is a monthly contract worth it, or should I just pay per service?

+

The answer depends on your usage volume:

Monthly contracts make sense if you:

  • Treat 8+ hotel rooms per month (typical hotel volume)
  • Run a seafood or high-spice restaurant needing regular treatment
  • Operate a cannabis cultivation facility with regular harvests
  • Have recurring odor challenges requiring consistent attention
  • Want priority scheduling and emergency response

Per-service pricing works better if you:

  • Have occasional odor issues (1-3 rooms per month)
  • Need treatment only for specific incidents
  • Want to test our service before committing

Monthly contracts typically save 20-40% per treatment compared to one-time pricing. We can provide a cost analysis based on your expected volume.

Do you offer volume discounts?

+

Yes. Volume discounts are available for:

  • Multiple rooms treated on the same visit (10-25% discount depending on quantity)
  • Monthly maintenance contracts (20-40% per-service discount)
  • Multi-location agreements (custom pricing for chains or management companies)

The more consistent your volume, the better pricing we can offer.

What are your payment terms?

+

For one-time services: Payment due upon service completion via check, credit card, or ACH transfer.

For monthly contracts: Invoice sent monthly with net 15 payment terms. Automatic billing available for established accounts.

We accept all major credit cards, checks, and electronic transfers.

Service Process Questions

How quickly can you respond to a service request?

+

Response times depend on urgency and schedule availability:

  • Emergency situations: Within 24 hours (often same-day)
  • Urgent needs: 1-2 business days
  • Standard scheduling: 2-5 business days
  • Monthly contract clients: Priority scheduling with flexible timing

For predictable needs (hotel room turnover, post-harvest treatment), we recommend scheduling in advance to secure your preferred timing.

Do we need to prepare the space before treatment?

+

Minimal preparation is required:

For best results:

  • Remove obvious contamination sources (clean up spills, remove trash, etc.)
  • Clean surfaces according to your normal procedures
  • Remove or protect sensitive items if recommended during assessment
  • Remove plants from the treatment area
  • Ensure our technician has access to the space

You do NOT need to:

  • Move furniture or equipment (unless blocking odor sources)
  • Remove linens or fabrics (we treat these in place)
  • Perform special cleaning beyond your normal procedures

Our technician will provide specific instructions based on your situation.

Can you treat spaces while we're open for business?

+

It depends on the treatment type and facility layout:

Ozone treatment: No. The treated space must be unoccupied during treatment and ventilation. However, we can treat individual rooms or sections while other areas remain operational. Common in hotels where we treat specific guest rooms overnight.

Thermal fogging: Sometimes. For after-hours fogging with proper ventilation, areas can be ready for morning operations. Dining rooms can be treated after closing and ready for next-day service.

We work with your schedule to minimize disruption. Most clients schedule treatments during:

  • Overnight hours (hotels, restaurants)
  • Days when closed (Monday closures for restaurants)
  • Between harvest cycles (cannabis cultivation)
  • During slow periods or off-season

How will I know if the treatment was successful?

+

You'll know immediately. The odor will either be gone or dramatically reduced.

Our technician verifies odor elimination before completing the service. If any odor remains, we'll:

  • Identify why the initial treatment didn't fully resolve the issue
  • Recommend additional steps (usually extended treatment time or addressing hidden contamination)
  • Schedule re-treatment if needed

We also follow up within 48 hours to confirm your satisfaction. Our 30-day guarantee means if the odor returns under normal conditions, we'll retreat at no charge.

What documentation do you provide?

+

Every service includes a detailed report with:

  • Date, time, and duration of treatment
  • Treatment method used (ozone, thermal fogging, or combination)
  • Areas treated and square footage
  • Odor type and severity assessment
  • Safety measures employed
  • Technician name and certification information
  • Mandatory safety language (fire systems, liability, etc.)

This documentation is useful for:

  • Regulatory compliance (cannabis licenses, health departments)
  • Landlord or property manager requirements
  • Insurance claims
  • Internal facility management records

Industry-Specific Questions

For Hotels: How quickly can a treated room be rented again?

+

Most hotel rooms are ready to rent immediately after treatment and ventilation:

  • Light odors: 3-6 hours total (including treatment and ventilation)
  • Moderate odors: 5-10 hours total (typically overnight treatment)
  • Severe odors: 10-14 hours total (overnight treatment, ready by morning)

We coordinate timing so rooms are rent-ready by your check-in time. For example, treating at 10 PM means the room is typically ready by 8-10 AM, giving housekeeping time to prepare for afternoon check-ins.

For Restaurants: Will treatment leave any food-safety concerns?

+

No. Our treatment methods are food-safe when properly applied:

  • Ozone dissipates completely back to regular oxygen
  • Thermal fogging solutions are food-safe formulations
  • Proper ventilation removes any residual treatment agents

We recommend:

  • Storing food in sealed containers or coolers during treatment
  • Covering or removing any open food items
  • Normal cleaning procedures before food prep resumes

We're familiar with health department standards and can provide documentation if needed for inspections.

For Cannabis Facilities: Will treatment affect my plants or product?

+

Treatment protocols for cannabis facilities are carefully designed to protect your operation:

For cultivation areas:

  • Treatment scheduled between harvest cycles or in empty rooms
  • Plants must be removed from treatment areas (ozone can damage living plant tissue)
  • Proper ventilation before returning plants to treated spaces

For processing and storage:

  • Product sealed in containers or moved during treatment
  • Equipment and facility treatment only (not direct product exposure)
  • No impact on sealed, packaged product

We work with your cultivation or processing schedule to minimize impact on operations.
